Electrical Outlet Installed in Connection with New Stove

LVT Number: 9225

Tenant complained of a rent overcharge. Landlord claimed that he'd installed a new stove in tenant's apartment, along with a new electrical outlet for the stove. The DRA granted a 1/40th rent hike for the new store, but didn't let landlord include the $54.12 cost of the electrical outlet. Landlord appealed, claiming the cost of the outlet should have been included. The DHCR ruled for landlord. Landlord had installed the outlet in conjunction with the new stove, so it qualified for a 1/40th rent increase.
