Upgrading of Wiring and Cabling Installation

Landlord asked the DHCR whether it could collect a 1/40th apartment improvement rent increase for upgrading the wiring and cabling installation in individual apartments. In an opinion letter, the DHCR said yes. The installation would require removal and replacement of wood baseboards and would be performed either upon vacancy or with tenant's written consent. In such a case, the work would qualify for apartment improvement rent increases.
