LVT Number: 12968

(Decision submitted by Sabrina B. Isaacs of the Manhattan law firm of Kucker Kraus & Bruh, LLP, attorneys for the landlord.) Landlord sued to evict tenant in two separate court actions, one for illegal subletting and one for nonprimary residence. The cases were consolidated. Tenant claimed that, in both cases, landlord's termination notice was defective because it wasn't signed by landlord or the person named in tenant's lease as authorized to sign notices. Landlord claimed the notices were properly signed by landlord's managing agent. The court ruled for landlord.
