Nonrenewal Notice Signed by Managing Agent

Landlord sued to evict rent-stabilized tenant after sending a notice of nonrenewal of lease. Tenant claimed that landlord's notice was defective because landlord's managing agent signed it. The court ruled for tenant and dismissed the case. Landlord appealed and won. As previously ruled by this court, a nonrenewal notice signed by landlord's registered managing agent is valid. In this case, the president of the company that was landlord's managing agent signed the notice. Notably, this individual also had signed tenant's last renewal lease.
