Landlord Offered to Replace Refrigerator

Tenant complained of a reduction in services based on a defective refrigerator. Landlord claimed that it offered to replace tenant's refrigerator. Tenant maintained that the replacements offered weren't suitable. The DRA ruled against tenant, and tenant appealed. The DHCR ruled against tenant. Landlord had made several good-faith attempts to replace tenant's existing refrigerator with either a similar used appliance or any model of a new Welbilt refrigerator at no monthly rent increase. Tenant had refused all offers.
