Landlord Must Notify HUD Before Ending Lease

Nassau County landlord sued to evict Section 8 tenant during the first year of his lease. Tenant claimed that he couldn't be evicted because landlord didn't notify HUD before starting the eviction process. The court ruled for tenant. Tenant's lease specified that landlord couldn't end the lease without first notifying HUD in writing of the specific reasons for the eviction. And, even then, HUD might disapprove the eviction if landlord's reasons were improper.
