Exposed Wiring Condition Corrected

LVT Number: 17573

Tenants complained of a reduction in services based on exposed telephone wiring in public areas of the building. The DRA ruled for tenants and reduced their rents. Landlord later applied for rent restoration based on restoration of services. The DRA ruled for landlord. Tenants appealed, claiming that the wiring was still hanging, dangling or drooping. The DHCR ruled against tenants. An inspection showed that the telephone wires were properly attached to the walls on all floors and that the areas where the wires penetrated the walls were properly plastered and painted.
