Beams Replaced

Landlord applied for MCI rent hikes based on the installation of an interior support system. The DRA ruled against landlord, and landlord appealed, pointing out that all of the support beams in the building, plus 10 joist beams, were replaced. The DHCR ruled for landlord. Landlord had replaced two main wooden support beams that were over 80 years old with steel beams. This work qualified as an MCI. Since landlord replaced the 10 joist beams in connection with the other work, that replacement also qualified for a rent increase.
