Tenant Substantially Complied with Settlement Agreement

Landlord sued to evict tenant for nonpayment of rent. Landlord and tenant signed a settlement agreement in court by which tenant promised to pay back rent. Later, landlord claimed that tenant hadn't complied with the settlement agreement. An appeals court ruled that tenant had substantially complied with the settlement agreement. He paid $2,000, paid another $685 on time, and later paid into court the remaining $1400 balance nine days after it was due.
