Tenant Made Unauthorized Structural Alterations

Landlord sued to evict rent-controlled tenant for making unauthorized structural alterations to his apartment. The court ruled for landlord. Tenant appealed and lost. Tenant completely gutted the apartment. He installed new Sheetrock, tore down a partition, cut beams, and removed and reconfigured kitchen and bathroom fixtures. He also replaced plumbing, wiring, and all of the apartment windows. Tenant turned the apartment into a construction zone and caused a building code violation to be issued against landlord.
