New Entrance Door Repaired Promptly After Lock Broken

Landlord applied for MCI rent hikes based on the installation of a new front entrance door to the building. The DRA ruled against landlord. At the time of inspection, the lock on the new door was broken. Landlord appealed. With its PAR, landlord submitted a copy of the invoice showing payment for repair of the door lock within a reasonable time after the DHCR inspection. A second DHCR inspection showed that the front door and lock were working properly. The DHCR ruled for landlord and granted the MCI rent hikes.
