MCI Rent Hike Granted for Painting Done During Intercom Installation

LVT Number: #20737

Landlord applied for MCI rent hikes based on the installation of a new intercom system and related repair and painting work. The DRA ruled for landlord in part, granting an increase only for the intercom. Landlord appealed, arguing that the repair and painting work was directly related to the intercom installation. The DHCR ruled for landlord. The invoice from landlord's painter stated that it plastered holes in the building hallways and vestibule resulting from the intercom installation, and then painted those areas.

This work was necessary restorative work done after upgrading a building-wide system. So it qualified as part of the total MCI cost.
