Landlord Can Eliminate One Lobby Entrance

LVT Number: #24488

Landlord asked the DHCR for permission to change the number and configuration of parking spaces provided to rent-stabilized tenants at its building complex, to reconfigure the layout of walkways, to adjust the layout and location of four playgrounds, to increase and enhance the front lobby, and to eliminate one front lobby entrance from each building. The DRA ruled for landlord. Tenant appealed and lost. Landlord's proposed improvement to the lobby entrances made up for the loss of convenience of the entrance that would be closed off. Landlord also was barred from getting any MCI rent hike for the lobby improvements it would make. Landlord also must obtain any required governmental permits and sign-offs for the work.
