Tenant Paid Two Days Late

In 1993 landlord sued to evict tenant for nonpayment of rent. Landlord and tenant agreed by stipulation that tenant wouldn't be evicted as long as he paid rent on time in the future. Landlord later asked the court for permission to evict tenant because tenant was late in paying December 1994 rent. The court and appeals court ruled against landlord. Tenant paid the December 1994 rent two days late. This was a minor delay and didn't warrant terminating the long-term tenancy.
