Submit Decontrol Information with Next Registration

The legal regulated rent of a vacant apartment was over $2,000, and the preferential rent was $1,795. When the apartment became vacant, landlord wanted to rent it at a new preferential rent of $1,970. Landlord asked the DHCR how to register the apartment. In an opinion letter, the DHCR said that if the legal regulated rent was over $2,000 as of April 1, an exit registration could be filed during that year, indicating that the apartment was permanently exempt.

This registration isn't necessarily the next one submitted after deregulation---it's the next registration containing information about the rent charged on the April 1 following regulation. Also, landlord should maintain rent records for at least four years after that date because the vacancy deregulation was subject to tenant challenge.
