Rent Hike Granted for Installation of New Gas System

The DRA granted landlord’s application for MCI rent hikes based on installation of a new gas system. Tenants appealed and lost. Tenants claimed that there wasn’t an MCI but merely a repair of the building’s gas lines. But landlord correctly complied with procedures for an MCI rent increase and submitted contracts, contractor’s statements, cancelled checks, and all necessary governmental approvals. It didn’t matter that the work may have been performed to correct defective conditions.
