Preferential Rent Limited to Initial Lease Term

Rent-stabilized tenant complained of a rent overcharge. The DRA ruled against tenant, finding no overcharge. Tenant appealed and lost. Tenant claimed that her monthly rent jumped from $675 to $960, but didn't produce a copy of an original lease to support this claim. The lease in effect on the base date, four years before the date of tenant's complaint, showed tenant's legal regulated rent to be $900 and contained a preferential rent rider allowing for a temporary rent concession of $675 for the term of that lease only.
