New Landlord Can Seek Tenant's Eviction in Housing Court

New landlord sued to evict month-to-month tenant. Tenant claimed that he had no landlord-tenant relationship with new landlord. He said that he was new landlord's licensee and should have gotten a notice to quit instead of a 30-day termination notice. The court ruled for landlord. Since prior landlord had a landlord-tenant relationship with month-to-month tenant and would have been entitled to terminate the tenancy, new landlord had the same remedy.
