MCI Rent Hike Granted for New Building Entry Doors

Landlord applied for MCI rent hikes based on the installation of new building entry doors. The DRA ruled for landlord. Tenant appealed, claiming that the front door to the building didn't need replacement, that the new entry door was hard to open, and that landlord should also have replaced apartment doors. The DHCR ruled against tenant. The condition of the older door didn't matter, as long as landlord met the DHCR's useful-life requirements. And replacement of apartment doors wasn't needed for the building entry doors to qualify as an MCI.
