Landlord Waived Right to Object to Satellite Dish and Late Rent

Landlord NYCHA placed tenant on one-year probation after finding that tenant breached her lease by installing a satellite dish and by untimely rent payment. Tenant had installed a satellite dish outside her apartment window in 1990. In 2004 tenant began paying rent with Social Security benefits received on the third Wednesday of every month. The court ruled for tenant and revoked the probation. NYCHA had accepted tenant's rent well beyond the first of the month for over six years, and tenant had maintained the satellite dish for over 20 years.
