Landlord Corrected Apartment Door Defects

Landlord later sought rent restoration based on the restoration of services. The DRA ruled against landlord after two inspections. Landlord appealed, arguing that the entry door to the apartment was completely changed and the five problems with the door were corrected. The DHCR ruled for landlord.

Landlord later sought rent restoration based on the restoration of services. The DRA ruled against landlord after two inspections. Landlord appealed, arguing that the entry door to the apartment was completely changed and the five problems with the door were corrected. The DHCR ruled for landlord. Tenant's rent had been reduced because there was a gap between the door and the frame at the lock area allowing people to see into the apartment, the doorframe was broken at the lock area, the door was not self-closing or self-locking, the upper area of the door was warped, and the door wasn't secure. In addition, there was too wide a gap between the door saddle and the door. But review of the DHCR's inspector's reports showed that, after two inspections, all of the door defects had been corrected.
