Landlord Can Discontinue Preferential Rent

Landlord sued to evict tenant for nonpayment of rent. Tenant claimed that landlord failed to renew her rent-stabilized lease at a preferential rent. The court ruled for landlord. Tenant appealed and lost. Tenant’s lease didn’t explicitly provide for a preferential rent to continue for the duration of her tenancy. So landlord was entitled to discontinue the preferential rent and offer tenant a renewal lease that charged the previously established legal regulated rent.
