Garage Charge Not Included in Tenant's Rent

Landlord showed that the rent for the apartment had been increased by proper vacancy and renewal lease increases since the base date. Landlord documented that the prior tenant was billed separately for a garage space. The garage rent wasn't included in the rent-stabilized rent for the apartment at any time during the four-year period in question.
