Combined Cure/Termination Notice Wasn't Specific Enough

Landlord sued to evict tenant. Landlord's combined notice to cure/notice of termination stated that tenant allowed someone to live in the apartment without landlord's permission, who wasn't on tenant's Section 8 certification; that tenant didn't use the apartment as a residence for himself only; and that tenant didn't keep the apartment clean. Tenant claimed that landlord's notice was too vague. The court agreed. Landlord's notice must provide specific dates, times, or even time periods during which the violations occurred. Landlord's claims were too general and conclusory.
