Landlord sued to evict tenant for nonpayment of rent. The court ruled for landlord, and tenant was subsequently evicted. Tenant then asked the court to vacate the warrant. The court ruled against tenant, and she appealed. The appeals court found that when tenant was evicted, she was in substantial default on the court stipulation she'd signed, and owed over $3,000 in back rent. Tenant didn't show good cause to vacate the stipulation.
