Tenant Refused to Sign Renewal Lease

Landlord sued to evict tenant based on tenant's refusal to sign a renewal lease. Tenant claimed she refused to sign the renewal lease because the rent set forth in it was illegal. The court ruled for landlord. The issue of whether tenant's rent was legal was before the Supreme Court in another case and didn't have to be considered by the housing court. Since tenant refused to sign the renewal lease, landlord could recover the apartment.
