Tenant Didn't Sign Renewal Lease

Landlord sued to evict rent-stabilized tenant for not renewing her lease. Tenant was 63 years old and had lived in the apartment for 25 years. She claimed that she got a certified mail slip, but didn't know it was for a lease renewal and had misplaced it. When she got a termination notice from landlord, she immediately contacted landlord to renew her lease, but landlord wouldn't do so. The court ruled for tenant.

Tenant's failure to sign a renewal lease was a breach of her lease under the Tenant Protection Regulations, but tenant was entitled to correct the breach, which she had tried to do.
