Tenant Delayed Renewing Lease

Landlord sued to evict rent-stabilized tenant for not renewing her lease. The court ruled against landlord. Landlord appealed and lost. Tenant inadvertently didn't renew her lease on time. When notified of her default, she promptly notified landlord that she wished to renew. Under the circumstances, it would be unfair to evict tenant. There was no harm done to landlord by tenant's brief delay, and tenant would be greatly harmed by eviction from her long-term home.
