Tenant Can't Vacate Stipulation

Landlord sued to evict tenant for illegal subletting. Landlord, tenant and subtenant signed a stipulation giving subtenant additional time to relocate. Subtenant later asked the court to vacate the stipulation. The court ruled against subtenant, and he appealed and lost. The stipulation gave subtenant no tenancy rights and subtenant couldn't introduce other proof outside the agreement.
