Landlord applied for MCI rent hikes based on various improvements. The DRA denied rent hikes for lobby renovations and replacement of building entrance doors. Landlord appealed. The DHCR ruled for landlord in part. Replacement of the front entrance doors was part of the lobby renovation. But the doors themselves qualified as an MCI. So the DHCR granted an MCI rent increase for the cost of the entrance doors and work incidental to their installation.
