Project Mobilization Costs Included in Approved MCI Rent Hike

Landlord applied for MCI rent hikes based on rewiring, installation of new walls in the building's switch gear room, new hallway facias and case enclosures, as well as foundation reinforcement and steel support installations related to the rewiring. The DRA ruled for landlord in part, but disallowed costs related to mobilization, professional consulting fees, and a few other items. Landlord appealed and won, in part.

Landlord applied for MCI rent hikes based on rewiring, installation of new walls in the building's switch gear room, new hallway facias and case enclosures, as well as foundation reinforcement and steel support installations related to the rewiring. The DRA ruled for landlord in part, but disallowed costs related to mobilization, professional consulting fees, and a few other items. Landlord appealed and won, in part. The DHCR granted an additional MCI increase for the contractor's mobilization costs, since those costs were necessary and directly related to the accomplishment of the MCI installation. But the structural engineering fees were again denied, since the DHCR found they weren't necessary for this project.
