Problems with Water Temperature, Pressure

LVT Number: 18340

Tenant complained of a reduction in services. The DRA ruled for tenant based on an inspection that found fluctuating hot and cold water in the southwest bathroom and in the master bathroom tub and shower, and explosive water pressure in the kitchen faucet. Landlord appealed, claiming that the DRA's findings were vague and that the conditions were minor. The DHCR ruled against landlord. The inspection report wasn't vague but properly described the conditions found at the apartment.

The inspection report wasn't vague but properly described the conditions found at the apartment. Inadequate water pressure, fluctuating water temperature, water coming out explosively from the kitchen sink, and cracks on the entire terrace parapet were conditions that affected the use and enjoyment of the apartment. They weren't minor conditions.
