No Useful-Life Waiver Sought for Intercom

LVT Number: #20318

Landlord applied for MCI rent hikes based on the installation of a new intercom system. The DRA ruled against landlord because the useful life of the old intercom hadn't expired. Landlord appealed and lost. The DHCR previously granted an MCI rent hike for intercom work in 1992. So the useful life of the old intercom hadn't expired. Landlord claimed that a new intercom was needed because the installation of a new security gate left the old intercom inaccessible. But landlord didn't apply to the DHCR for a waiver of the useful-life requirement before filing its MCI application.
