No Renewal Lease for Corporate Tenant

LVT Number: 12821

(Decision submitted by Sabrina Isaacs of the Manhattan law firm of Kucker Kraus & Bruh, LLP, attorneys for the landlord.) Landlord sued to evict corporate tenant of rent-stabilized apartment for nonprimary residence. Tenant claimed that landlord's notice was defective and asked the court to dismiss the case. The court ruled for landlord. Landlord's notice of nonrenewal of lease sufficiently stated facts supporting its claim. The corporate tenant didn't get permission from landlord to sublet and didn't occupy the apartment as its primary residence.
