MCI Increase Granted for Replacement of Vestibule Doors

Landlord applied for MCI rent hikes based on installation of vestibule doors. The DRA ruled for landlord. Tenant appealed and lost. Tenant claimed that the cost for the doors was excessive. Landlord pointed out that the work included not only replacement of the prior vestibule doors but removal of stonework around the doors, repairing the damaged beams in the wall surrounding the doors, and iron work to support the new doors. The DHCR noted that tenant didn't raise his objection before the DRA. Therefore, tenant couldn't raise this issue for the first time in his PAR.
