Lobby Work May Qualify

Landlord applied for MCI rent increases based on the installation of two new lobbies in the building. The DRA ruled that this work didn't qualify as an MCI, and landlord appealed. Landlord had installed four new glass front and vestibule doors, four new transoms, new oak walls, new terra cotta floors, new lights, and a new buzzer system in the lobbies. Landlord claimed that all these items qualified as either MCIs or work done in conjunction with MCIs. The DHCR found that some of the lobby work, such as the new doors, may qualify.
