Landlord Proved Tenant Broke Hot-Water Valve

LVT Number: 17204

Landlord sued tenant in small claims court for the cost of repairs stemming from a broken hot-water valve in tenant's bathroom. This had caused water to flood the bathroom and damage other apartments in the building. The court ruled for landlord and awarded him $1,575. Tenant appealed and lost. Landlord had presented sufficient proof at trial that tenant broke the hot-water valve. Landlord's plumber testified in court that when he arrived, the hot-water valve was blown off and it couldn't have done so by itself.
