Landlord Properly Deemed Two-Year Renewal Lease

LVT Number: #24233

Rent-stabilized tenant complained that she wasn't properly offered a renewal lease. The DRA ruled against tenant, who appealed and lost. Tenant claimed that she never received a timely renewal lease offer. But she never complained to landlord, and landlord wasn't required to send the renewal offer to tenant by certified mail. Landlord had in fact deemed a two-year lease for tenant to commence on the date it would otherwise have commenced. Since tenant's prior renewal lease was for two years, the two-year deemed lease was for a proper term.
