Landlord Must Accept Offer of Back Rent from Tenant

Landlord sued to evict rent-stabilized tenant for nonpayment of rent. The court ruled for landlord. Tenant then got money from DSS to pay back rent. Landlord refused to accept it. Tenant asked the court to intervene. The court ruled that tenant had satisfied the judgment and shouldn't be evicted. Landlord appealed and lost. There was no reason for landlord to refuse to accept the back rent from tenant.
