Landlord applied for MCI rent hikes based on the installation of a building security system. The DRA ruled for landlord in part, denying a portion of the rent increase related to labor costs and general contractor's fees. Landlord appealed and won. Landlord had disclosed in its MCI application that it had an equitable interest with the general contractor. The DHCR agreed that landlord should get the added rent increase for the labor cost and contractor's fee.
