Landlord Didn't Send Nonrenewal Notice

Landlord sued to evict rent-stabilized tenant for illegally subletting her apartment. Landlord didn't prove that the apartment was illegally sublet but did prove that tenant didn't use the apartment as her primary residence. The court ruled for landlord. Tenant appealed and won. Landlord didn't send tenant a nonrenewal notice before her last renewal lease expired. So landlord couldn't get the apartment back by claiming nonprimary residence.
