Landlord Didn't Provide Rent Receipts to Tenant

Landlord sued to evict rent-stabilized tenant for nonpayment of rent, claiming that tenant owed $11,575 at$1,479 per month for the period between July 2018 to January 2019 plus $1,221 for June 2018. Tenant claimed that the back rent claimed had been partially paid and that the apartment needed repairs. The court ruled for tenant in part and found that tenant owed landlord $8,874. Tenant had paid rent in cash and landlord failed to provide rent receipts, as required by Real Property Law Section 235-e(a) and Rent Stabilization Code Section 2525.2(b)(2).

The court noted that changes to the housing laws enacted by the Housing Stability and Tenant Protection Act of 2019 on June 14, 2019, didn't affect this case since the case was commenced and the trial concluded prior to the law's enactment.
