Landlord Didn't Properly Maintain and Register Sprinkler System

LVT Number: #24224

The Fire Department issued a violation notice to landlord for failing to produce monthly records for its building's sprinkler system, failure to have a sign for the electrical room, failure to paint exposed piping for the sprinkler system, and failure to have a certificate of fitness for the sprinkler system. The ALJ ruled against landlord and fined it $2,200. Landlord appealed and lost. Landlord claimed that the building was in receivership at the time the violation was issued. But landlord's documents were insufficient to prove it didn't own the building when the violation was issued.
