Landlord Couldn't Offer Separate Renewal Lease for Parking

Landlord sued to evict rent-stabilized tenant for not signing a renewal lease. Tenant had refused to sign separate renewal leases for his apartment and his parking space. Previously, tenant had one lease for both. Tenant claimed that landlord violated the Rent Stabilization Code by issuing two leases. The court ruled against landlord. Landlord hadn't offered tenant a renewal lease on the same terms and conditions as tenant's prior lease. Landlord had to offer tenant one renewal lease for both the apartment and parking. The case was dismissed.
