Architect Fees Included in MCI Cost for Facade Work

Landlord applied for MCI rent hikes based on facade work along with related sidewalk bridging and architectural costs. The DRA ruled for landlord. Tenants appealed and lost. Among other things, tenants objected to inclusion of the architect fees in the total approved MCI cost. Supervision of the work went beyond normal building management activities. The facade work was extensive, and included pointing on five exposed sides of a 15-story building, considerable replacement of weathered bricks, lintels, and ornamental stonework.
